Tips For Selling Your Home


As, I look into the future, I think about the possiblity of selling our home. I love where we live, really I do. But my heart is in Alabama, as well as my family! We have had our home on the market before. There were a few mistakes that we made that made our home not sale quickly. So, I have been doing some research and come up with the tips that sale your home!

-Hire a top-notch sales person. Don't make the mistake of selling your home on your own. You need the advertisment that comes along with hiring a real estate agent. Yes, you will have to give the real estate agent a small percent, but in the bigger scale of things this may just make the difference of your home sitting on the market for months or just a couple of weeks.

-Price it right. Compare your home with others in the area that have sold in the last 6 months. This is huge! If your home isn't worth what the home two blocks away is worth you can't put that price on your home. Your agent can help you with this.

-Clear out the clutter. Make sure you depersonalize your home as much as possible. No, I am not saying take all your family pictures down, but if your hall looks like a musuem of your family history you may have a few too many. Clean off your kitchen counters. You don't need more then your coffee maker, a toaster oven and a can opener. Any more stuff then this and your buyers will assume there isn't any space to put other things. Buyers want space and lot's of it! Declutter your closets. Put things under your bed to clear out some closet space. At least make like you have so much space you don't have enough to fill it up!

-Stage your home! If you have a family room as well as a living room. Define that space! Buyers love "extra" rooms. Quit using the family room as your kids play room! The buyers may not have kids and not see it as anything more then a kids play room and think "this house isn't for me!"

-Neutral paint colors. That bright color won't sale your home. You don't have to paint all your rooms white, but stick to lighter versions of your favorite color. If you like green, go for a light sage, if you like yellow, opt for a color more buttery. It will make all the difference when the buyers don't think they have to paint all the rooms.

-Landscaping. Nothing extravagant. Just pull up the flowers that are dead, kill the weeds and add some color. If they buyers see that all they need to do is maintain a yard they are more likely to wanna see more that they will only need to maintain and not "fix up"!

Oh my goodness you sure hit it right on the head with the tips for selling! Someone helped us with those tips to get our house looking better. It was only on the market for 4 days and we found out this past Monday we have two offers on our house. It is very exciting, but I totally understand how you love where you live now!
